Pending Sales for existing homes unexpectely rose for July according to the latest report from the National Realtors Association. Initial Jobless Claims were down, Retail Sales were up, and mortgage rates hit another record low. For more details, please see our blog.

Mortage Rates Drop Again

Average Mortgage Rates for a 30 year loan dropped to 4.36%, down from 4.42% a week ago. More significantly, rates are down from 5.14% a year ago. If you have not refinanced recently, now is the time. For more information, see our blog entry for today by clicking here.
July Housing Stats for Austin

Reporting for sales activity from July 2010 for the Austin region shows a mix of results. The number of sold properties was down from June 2010 and from one year ago in July. The tax credit deadline to close by the end of June explains most of the change from last month's results and was widely expected. Good news in the Austin data shows that the Average List Price was up, the Average Sold Price was up, the Average Price per Square Foot was up, and the average Days on the Market were down...all positive indicators. So, those who sold did better than last month and a year ago here in Austin, even though fewer sold.
Housing Starts Up in July

July results for housing starts were released this week by the U.S. Commerce Department and showed a modest increase of 1.7%, surpassing the expected increase of 0.2%. After a significant drop in June, July’s rebound was welcome news to the real estate industry. Notably, the increase in July was led by starts of homes with five or more units, which surged 32.6%. Single-family starts decreased by 4.2% for the month. For a really good explanation of what this statistic means and why it is important, please see our blog.
New Jobs Come to Austin

California-based Accruent Inc. has just announced that they have opened an operations center in Austin. The software company expects to have 50 employees in Austin by year’s end. Another California company, ShoreTel Inc, opened a new center with 90 employees and plans to hire 90 more within the next two years. The new announcements come as the trend of bringing tech jobs to the area continues. Officials from the Greater Austin Chamber of Commerce and local business leaders are visiting dozens of companies in Los Angeles and San Diego this week, extolling the virtues of Central Texas as a place to do business. No single company is the solution to all of our employment concerns, but each new opportunity helps establish Austin as a leader in technology and helps to strengthen our local economy. Austin Foreclosures Drop 21%

The most recent data for foreclosures in Austin indicated a decrease of 21% from the same month one year ago. The rate reported by RealtyTrac, Inc. showed 1 in every 730 homes in the Austin area was in danger of foreclosing in July. This also marked a decrease from the results from June 2010. By way of comparison, in Texas the rate was 1 in every 819 homes and nationwide it was 1 in every 397. We will continue to closely monitor Austin foreclosures and will announce new updates here on our website.
